FY26 Earnings Move Higher

Centuria Industrial REIT (ASX: CIP) reported its FY26 performance for the year ended 30 June 2026, with the financial report authorised for issue on 11 August 2026, followed by the release of its FY26 Annual Report on 23 September 2026. The industrial property trust generated statutory net profit of AU$160.4 million, compared to AU$133.1 million in FY25. Funds from operations increased to AU$114.1 million, or 18.2 cents per unit, from AU$110.9 million and 17.5 cents per unit previously.

Leasing Activity Supports Income

CIP completed approximately 226,200 square metres of leasing during FY26, with average re-leasing spreads of 30%. Like-for-like net operating income increased 5.2%, reflecting continued demand for industrial space. Portfolio occupancy stood at 95.2%, while weighted average lease expiry remained at 7.0 years.

The portfolio comprised 83 assets with a total value of approximately AU$3.93 billion. Around 86% of portfolio value was located in urban infill markets, while net tangible assets increased to AU$4.01 per unit from AU$3.92.

Asset Sales Strengthen Capital Position

During FY26, CIP completed five divestments totalling AU$200 million, achieving an average 17% premium to book value. The proceeds were directed toward debt reduction. The trust also refinanced AU$450 million of borrowings and issued AU$325 million of exchangeable notes carrying a fixed 3.50% coupon. Gearing finished the year at 34.9%.

Data Centre Strategy Adds Optionality

CIP has identified data-centre conversion opportunities exceeding 250 MW across several properties. Its strategy centres on securing power allocations and planning approvals while targeting real estate returns rather than operating data centres directly.

Outlook

For FY27, CIP expects FFO of 18.8–19.2 cents per unit and distributions of 17.3 cents per unit, subject to operating conditions. Management remains focused on leasing, asset repositioning, selective development and disciplined capital management, with embedded rent reversion and data-centre opportunities providing potential longer-term earnings support.
