Dexus Industria REIT Targets FY27 Income Stability After Strong Leasing and Distribution Update

Dexus Industria REIT Targets FY27 Income Stability After Strong Leasing and Distribution Update Source: Kapitales Research

Highlights:

  • DXI exceeds upgraded FY26 earnings guidance, although statutory profit declines amid lower valuation gains.
  • Strong occupancy and rental growth support income, while development opportunities gather momentum.
  • September quarterly distribution confirmed, with FY27 earnings facing higher financing costs.

Dexus Industria REIT Announces Quarterly Distribution

Dexus Industria REIT (ASX: DXI), an Australian industrial property investment trust, announced an estimated quarterly distribution of AU$0.0415 per security on 23 September 2026, following its annual financial results released on 12 August 2026. The distribution relates to the quarter ended 30 September 2026, with payment scheduled for 11 November 2026. The upcoming distribution carries no franking credits, and securityholders will not be able to reinvest this payment through the fund’s distribution reinvestment plan.

FY26 Earnings Exceed Upgraded Guidance

According to its FY2026 Annual Report, Dexus Industria REIT generated statutory net profit after tax of AU$74.4 million, compared with AU$84.2 million in FY2025. The decline primarily reflected smaller property valuation gains. Funds from operations (FFO) reached AU$55.7 million, equivalent to 17.6 cents per security, exceeding upgraded guidance of 17.4 cents. Annual distributions totalled 16.6 cents per security, slightly above the previous year's 16.4 cents. Meanwhile, net tangible assets increased 2.4% to approximately AU$3.42 per security.

Industrial Portfolio Strengthens Operating Performance

The REIT's AU$1.5 billion portfolio comprised interests in 90 properties, maintaining occupancy of 98.8%.

Like-for-like portfolio income increased 5.3%, supported by positive re-leasing spreads of 21.4%. Development completions at ASCEND Industrial Estate in Jandakot totalled 45,200 square metres, achieving an average yield on cost of 7.0%. Additionally, look-through gearing stood at 31.2%, providing flexibility for future investment initiatives.

Outlook and Future Prospects

Management expects FY2027 FFO of 17.0 cents per security and distributions of 16.6 cents, subject to unforeseen circumstances. Although higher financing costs may constrain near-term earnings, contracted rental increases, development opportunities and the expanded securities buyback programme could support longer-term returns.

Investors will likely monitor leasing activity, development execution and borrowing costs to assess whether the REIT can sustain distributions while strengthening portfolio value.
