Lifestyle Communities Reports Softer Q1 FY27 Sales While Pushing Ahead With Debt Reduction
Source: Kapitales Research
Highlights:
Net new home sales were 22.0% lower than a year earlier, as would-be downsizers took longer to commit.
Net debt dropped AU$8.4 million over the September quarter, helped by working capital release and tight capital management.
A fresh marketing campaign and careful inventory control are central to the company’s plan to rebuild sales momentum.
Lifestyle Communities Limited (ASX: LIC), which develops and runs residential land lease communities in Australia, reported a quieter first quarter for FY27, reflecting a cautious Victorian housing market. In a trading update dated 9 October 2026, the company said prospective downsizers were taking longer to proceed, largely because of uncertainty about selling their current homes. Even so, it kept advancing its priorities of reducing debt, optimising inventory and improving operations.
Sales Slow in Q1 FY27
Net new home sales came in at 39 for Q1 FY27, against 50 in the same quarter of FY26, a fall of 22.0%. Established home sales slipped 11.9% to 37 from 42. Management put the slowdown down to a more restrained Victorian property market in which customers were taking longer to finalise decisions. Conversion rates remained relatively stable, while customer appointment numbers improved in September following a slower start to the quarter. To maintain affordability and appeal to prospective buyers, the company continues to price new homes at approximately 80% of the median price of detached houses in their respective local markets.
Pipeline and Marketing
At 30 September 2026, 42 new home settlements had been completed in FY27, and 214 contracts were on hand. Of these, 135 homes were expected to settle in FY27, with the other 79 slated for FY28 or later. A multi-channel Spring Brand Campaign was launched in late September to lift customer engagement ahead of the spring selling season, and an open day across its communities was planned for October to boost appointments and conversions. Inventory sat within target ranges at most communities. Woodlea and Deanside remained above target, though their combined inventory fell 9.0% over the quarter.
Balance Sheet Strengthens as Net Debt Declines
Lifestyle Communities reduced its net debt to AU$265.3 million as of 30 September 2026, down from AU$273.7 million recorded on 30 June 2026. The AU$8.4 million decrease came from ongoing working capital release and disciplined capital management. The company is also working through deferred management fee refunds following a Victorian Court of Appeal ruling. The refund scheme commenced on 6 October 2026, with initial payments expected to reach eligible applicants whose claims have been verified by late October. The payments will be financed through working capital and existing debt facilities.
Outlook
Lifestyle Communities is concentrating on restoring sales momentum, managing inventory and reinforcing its financial position. Conditions remain subdued, but better appointment volumes and the Spring Brand Campaign may help lift future sales. Weaker quarterly sales and the time customers need to sell their existing homes could still weigh on near-term settlements. Results will hinge on housing market conditions, customer confidence and how well the company executes its initiatives.
