Rural Funds Group Delivers Strong FY26 Financial Performance
Rural Funds Group (ASX: RFF), an Australian agricultural real estate investment trust, reported a substantial improvement in earnings for the financial year ended 30 June 2026. Earnings reached AU$124.1 million, compared with AU$20.3 million in FY2025, primarily supported by asset sales above book values and movements in interest rate swap valuations.
Net property income increased 5.7% to AU$100.5 million, reflecting additional rental income from macadamia developments and contractual rent increases.
Asset Sales Strengthen Balance Sheet
The group advanced its capital management strategy through significant agricultural property divestments.
Key financial developments included:
Asset divestments: AU$314.9 million, including contracted transactions, at approximately 18% above previous book values.
Gearing: Reduced to 31.8% on a pro forma basis, within the targeted 30–35% range.
Adjusted net asset value: Increased 4.5% to AU$3.22 per unit.
Operating cash flow measure: Adjusted funds from operations reached 11.7 cents per unit.
These developments could strengthen financial flexibility and support future agricultural investments.
Quarterly Distribution Provides Income Visibility
Rural Funds Group announced an estimated quarterly distribution of AU$0.029325 per security for the September 2026 quarter. Rural Funds Group's upcoming quarterly distribution is set to be paid on 30 October 2026, with securities trading ex-distribution from 29 September 2026 and eligible unitholders determined as of 30 September 2026. The distribution will be fully unfranked, and investors will not have the option to reinvest their proceeds through the group's distribution reinvestment plan for this payment.
FY2027 Outlook: Agricultural Development Remains Central
Looking ahead, Rural Funds Group forecasts FY2027 distributions of 11.73 cents per unit, alongside adjusted funds from operations of 11.7 cents per unit. Planned capital expenditure of AU$46.7 million will support agricultural developments, particularly macadamia orchards and irrigated cropping.
Although agricultural operating conditions, financing costs and development execution remain important considerations, reduced gearing and long-term leases provide financial stability. Successful project delivery and disciplined capital allocation could strengthen future earnings and support sustainable investor returns.
