Aspen Group Expands with Wallaroo Shores Acquisition

Aspen Group (ASX: APZ) has entered into a conditional agreement to purchase the final stages of the Wallaroo Shores master-planned community in South Australia, with the transaction valued at AU$14.1 million. Located in Wallaroo on the Yorke Peninsula, the 13.45-hectare coastal site fronts a foreshore reserve and lies close to the town’s marina. The property benefits from around AU$8 million of existing infrastructure investment, including Liberator Way, which connects the site to the town center.

The agreed masterplan with Copper Coast Council includes over 300 sites, featuring 200 lifestyle land lease plots, residential build-to-rent units, townhouses, residential land lots, and a commercial precinct. Once complete, the development will cater to diverse housing needs in a region projected to see strong population growth driven by retiree migration. This acquisition boosts Aspen’s development pipeline to 16 projects with nearly 2,500 sites, strengthening its diversified portfolio across lifestyle, residential, and rental housing markets
