Lifestyle Communities FY26 Half-Year Results Overview

Lifestyle Communities Limited (ASX: LIC) reported its results for the first half of FY26, showing a decline in profitability amid challenging market conditions. Statutory profit after tax decreased to AU$15.8 million, down from AU$22.7 million in the previous year, primarily due to lower new home settlements and reduced Deferred Management Fee (DMF) revenue following the VCAT decision. Operating profit after tax also fell to AU$16.1 million from AU$22.7 million in 1HFY25.

Revenue changes include a notable 168% increase in new home sales compared to 1HFY25, which contributed positively, while rental income rose by 11.9% driven by new home settlements and CPI-linked increases. However, DMF revenue decreased significantly due to the impact of the VCAT decision. Net debt was reduced by 30% to AU$323.6 million, reflecting the settlement of planned land sales and inventory reduction. The company restructured its debt facilities, offering greater flexibility, and continued its focus on selling through built stock. Dividends were paused, and capital will be retained within the business until market conditions improve.
