Centuria Office REIT Rebounds to Profit as Rental Growth Builds Momentum
Source: Kapitales Research
Highlights
Profit returns, although recurring earnings show the recovery still faces hurdles.
Higher leasing rents offer encouragement as occupancy becomes the next test.
Extended debt maturities provide flexibility, but distribution guidance signals a more restrained payout.
Earnings Present a Mixed Picture
Centuria Office REIT (ASX: COF) returned to profitability in FY2026, recording a statutory profit of AU$55.2 million compared to a AU$19.8 million loss in FY2025. Its financial statements were authorised on 04 August 2026, outlining improved valuation outcomes alongside continued pressure on operating income.
Funds from operations (FFO), which measures recurring earnings, declined to AU$66.9 million from AU$70.4 million. On a per-unit basis, FFO fell to 11.2 cents compared to 11.8 cents, as asset sales and increased vacancy weighed on property income.
Unitholders received annual distributions of 10.1 cents per unit, consistent with guidance. The payout represented 90.1% of FFO.
Leasing Activity Reveals Rental Opportunities
The REIT negotiated 47 leasing transactions covering 39,821 square metres during the year, equivalent to approximately 14.5% of portfolio net lettable area.
New leases and renewals helped manage upcoming expiries, while rents across re-leased space increased by 5%. Portfolio occupancy finished at 91%, and the weighted average lease expiry stood at four years. Properties in Western Australia and South Australia were fully occupied.
Looking ahead, leases representing just 4.7% of portfolio income expire in FY2027. These agreements carry rents approximately 6% below market levels, creating an opportunity to increase income when terms are renegotiated.
Debt Restructuring Creates Breathing Room
Centuria refinanced AU$1 billion in borrowings, cutting lending margins by approximately 30 basis points. Its weighted average debt maturity extended to 4.3 years, with no facilities expiring before FY2029.
Capital management also benefited from the AU$90 million disposal of 9 Help Street in Chatswood, completed at a 12.5% premium to book value. Net proceeds were directed towards debt repayment.
Year-end gearing stood at 43.7%, while available debt headroom totalled AU$180 million.
FY2027 Outlook Balances Opportunity With Restraint
Management forecasts FY2027 FFO of 11.3 cents per unit and distributions of 9.0 cents, subject to unforeseen circumstances and material changes in operating conditions.
The guidance suggests modest improvement in recurring earnings, accompanied by a reduced distribution. Limited new office supply could support rental growth, but stronger occupancy will be essential to translate improving leasing conditions into sustained earnings progress.
